Other Projects designs things. We apply architectural thinking to domains beyond traditional buildings—our work range from narratives to strategies, objects to furniture, interiors to exteriors, villages to cities. We like to explore and create playful designs that are based on historic research and precedence, and respond positively to ever-changing contemporary needs in rational, innovative and often, naive ways. Other Projects is a
multi-disciplinary design studio founded in New York, and is directed by Kelvin Ho, Nicolas Lee, and Douglas Lee. The studio is currently based in Hong Kong and Seoul.

The Cacaolab Flagship store is located within the prime shopping district of Causeway Bay in Hong Kong. Cacaolab is a new brand born in Hong Kong focused on bean-to-bar innovative chocolate crafted locally. Located within an existing commercial building at 20 Pak Sha Road, the 3-floor flagship store includes a retail store, bakery, cafe, and museum.
<img width="3508" height="3508" width_o="3508" height_o="3508" data-src="https://freight.cargo.site/t/original/i/934dfa9f2b34fb62efeac7c2039cd3949f76d32e33e5d2b2778432986130c447/Other-Projects_Cacaolab_Axon_Exploded.jpg" data-mid="207687405" border="0" src="https://freight.cargo.site/w/1000/i/934dfa9f2b34fb62efeac7c2039cd3949f76d32e33e5d2b2778432986130c447/Other-Projects_Cacaolab_Axon_Exploded.jpg" />
The three floors provide varying interior experiences with a facade design that ties all the floors together in a coherent aesthetic.

<img width="1875" height="2500" width_o="1875" height_o="2500" data-src="https://freight.cargo.site/t/original/i/d9c47feee517a64a875523a48d1823e9460a7e3e53f8cce8e916440c90a6d6ec/Other-Projects_Cacaolab_XU-Liang-Leon_16.jpg" data-mid="207687345" border="0" src="https://freight.cargo.site/w/1000/i/d9c47feee517a64a875523a48d1823e9460a7e3e53f8cce8e916440c90a6d6ec/Other-Projects_Cacaolab_XU-Liang-Leon_16.jpg" />
The facade is inspired by the geometric forms found in the Cacaolab logo. The ground floor storefront is painted in a rough black stucco with two arched openings, with an upper facade composed of a grid of square tiles with various embedded geometric shapes, creating a “monogram” effect. The matte-black facade is constructed of powder-coated metal panels and organized to frame punched openings and a large format media screen.
<img width="1875" height="2500" width_o="1875" height_o="2500" data-src="https://freight.cargo.site/t/original/i/8de9b0e9b7615a93035c5185e0d025c83e58fc5bdb8a5dc97300e50a646e1d40/Other-Projects_Cacaolab_XU-Liang-Leon_04.jpg" data-mid="207687347" border="0" src="https://freight.cargo.site/w/1000/i/8de9b0e9b7615a93035c5185e0d025c83e58fc5bdb8a5dc97300e50a646e1d40/Other-Projects_Cacaolab_XU-Liang-Leon_04.jpg" />
<img width="1875" height="2500" width_o="1875" height_o="2500" data-src="https://freight.cargo.site/t/original/i/19e079ee30e636c88e2a5150e883a10bc844630d3e153e445c60f4be6e7aa9fe/Other-Projects_Cacaolab_XU-Liang-Leon_03.jpg" data-mid="207687348" border="0" src="https://freight.cargo.site/w/1000/i/19e079ee30e636c88e2a5150e883a10bc844630d3e153e445c60f4be6e7aa9fe/Other-Projects_Cacaolab_XU-Liang-Leon_03.jpg" />

Beginning on the ground floor, visitors enter the Cacaolab retail space. Conceived as a “laboratory” for chocolate innovation, the ground floor has a lab-like sterile material palette. The walls and ceilings of the store are painted in grey metallic paint, while the kitchen is entirely clad in stainless steel and lit by a monolithic ceiling light. A series of wall-mounted stainless steel display units are custom-designed to celebrate each product's unique packaging. The open kitchen on the adjacent side serves espresso and soft-serve ice cream and showcases products such as fresh fruit bonbons and baked goods within the glass displays.

<img width="2500" height="1875" width_o="2500" height_o="1875" data-src="https://freight.cargo.site/t/original/i/baf7ee9bb355207214533f7fd5e743849f5e872c98a342303fcf235297089a92/Other-Projects_Cacaolab_XU-Liang-Leon_05.jpg" data-mid="207687359" border="0" src="https://freight.cargo.site/w/1000/i/baf7ee9bb355207214533f7fd5e743849f5e872c98a342303fcf235297089a92/Other-Projects_Cacaolab_XU-Liang-Leon_05.jpg" />
A mural at the back of the store leads to a monumental staircase that connects all floors. The staircase is clad in dark green perforated metal panels with concealed vertical linear fixtures that create a lantern effect. The continuous green stair acts as a vertical connector between all three floors, providing a moment of recalibration as one journeys through each floor.

<img width="1875" height="2500" width_o="1875" height_o="2500" data-src="https://freight.cargo.site/t/original/i/53297981b56029d59940261964b81654a6b02a871336538b77c44a0a9ba0d850/Other-Projects_Cacaolab_XU-Liang-Leon_11.jpg" data-mid="207687366" border="0" src="https://freight.cargo.site/w/1000/i/53297981b56029d59940261964b81654a6b02a871336538b77c44a0a9ba0d850/Other-Projects_Cacaolab_XU-Liang-Leon_11.jpg" />
The cafe is located on the first floor and is designed with a warm and welcoming palette. A continuous wooden element functions as a bench, tabletop, and planter wraps around the existing white walls. Custom-designed circular tables and stools populate the cafe, allowing the space to be rearranged to suit various group sizes.
<img width="2500" height="1875" width_o="2500" height_o="1875" data-src="https://freight.cargo.site/t/original/i/a01fb9e8d4efa0ea3b358a03e6645473ad52520a51a10a663a0dbde2ace3f1a8/Other-Projects_Cacaolab_XU-Liang-Leon_07.jpg" data-mid="207687370" border="0" src="https://freight.cargo.site/w/1000/i/a01fb9e8d4efa0ea3b358a03e6645473ad52520a51a10a663a0dbde2ace3f1a8/Other-Projects_Cacaolab_XU-Liang-Leon_07.jpg" />

The second floor is the Cacao Museum, a space perceived as a dark gallery and lounge. Exhibition materials including replicas of artifacts imported from South America are organized sequentially to educate visitors about the origin of cacao, the history of cacao trading, and different cacao types. At the heart of this floor is a marble-clad Tasting Bar, which serves a duo purpose—to host an omakase-type dining experience and chocolate-making workshops.&nbsp;

<img width="2500" height="1875" width_o="2500" height_o="1875" data-src="https://freight.cargo.site/t/original/i/ad4466a1c45ba07b58fe755cff1376922be230681dfdc30fd2edab64a00c80cc/Other-Projects_Cacaolab_XU-Liang-Leon_15.jpg" data-mid="207687388" border="0" src="https://freight.cargo.site/w/1000/i/ad4466a1c45ba07b58fe755cff1376922be230681dfdc30fd2edab64a00c80cc/Other-Projects_Cacaolab_XU-Liang-Leon_15.jpg" />
The Cacaolab flagship store is a new type of retail store where one can fully experience and learn about its product. The spatial design of each of the three floors is specifically curated for its program, providing a wide range of atmospheres. At the same time, an iconic facade binds all the floors together, establishing a memorable presence within the bustling Pak Sha Road, and inviting pedestrians to enter and explore locally crafted innovative chocolate products.&nbsp;

<img width="7016" height="4961" width_o="7016" height_o="4961" data-src="https://freight.cargo.site/t/original/i/d534fead43ca901ea934ef7f68252405de2cf133b527f4087df86ec19d83eccb/230426_Axonometric_V00_rgb-01.jpg" data-mid="176775159" border="0" src="https://freight.cargo.site/w/1000/i/d534fead43ca901ea934ef7f68252405de2cf133b527f4087df86ec19d83eccb/230426_Axonometric_V00_rgb-01.jpg" />

The Art Collector’s Loft is located within an industrial building in the Wong Chuk Hang neighborhood of Hong Kong.&nbsp; The space functions as an art gallery and storage for the client’s private art collection, as well as providing spaces for work and rest.&nbsp;

New display walls were added to the space to divide the open plan into different zones, ranging from the most public to most private programs. The new walls provide a blank canvas for displaying the client’s art collection.

	Incheon Museumpark, Incheon, South Korea<img width="2000" height="1429" width_o="2000" height_o="1429" data-src="https://freight.cargo.site/t/original/i/3362ebb0623b995955049de58c870d9134bf81022dbcf24b6e492cf99b375438/final-3_WEBSITE.jpg" data-mid="164306679" border="0" src="https://freight.cargo.site/w/1000/i/3362ebb0623b995955049de58c870d9134bf81022dbcf24b6e492cf99b375438/final-3_WEBSITE.jpg" />

Located in Incheon Metropolitan City, the
project site has a unique history—first as a site for the Far East Broadcasting Company and later as an
industrial site for the OCI Factory. The site seeks to reinvent itself to
become a new cultural destination in the form of a Museumpark, forming a
cluster of cultural facilities and public spaces, while still preserving and
celebrating the site's unique history and industrial heritage.&nbsp;

<img width="1200" height="849" width_o="1200" height_o="849" data-src="https://freight.cargo.site/t/original/i/aff31a531b5a400d7485d9b3768b39e0ec4445f70ba8d8ee0de0e7932fc63c26/220111_Diagram-Sequence_GIF.gif" data-mid="164307465" border="0" src="https://freight.cargo.site/w/1000/i/aff31a531b5a400d7485d9b3768b39e0ec4445f70ba8d8ee0de0e7932fc63c26/220111_Diagram-Sequence_GIF.gif" />

The ground level is conceived as an urban lobby with a mixture of programs and entry points for the Art Museum and City Museum, as well as shared common programs. The perimeter glass enclosure creates a promenade that invites visitors to explore and enter the building. The podium of the Museumpark is an extension of the park on the east and connects the urban context with the natural landscape through a series of grand staircases, while also serving as an expansive platform for outdoor exhibitions and public activity.

<img width="2000" height="1429" width_o="2000" height_o="1429" data-src="https://freight.cargo.site/t/original/i/a12d710940bbf50bdb1ca15dbb993f7ba9f36b1a67e3133684a06f172cc8348b/final-5_WEBSITE.jpg" data-mid="164306796" border="0" src="https://freight.cargo.site/w/1000/i/a12d710940bbf50bdb1ca15dbb993f7ba9f36b1a67e3133684a06f172cc8348b/final-5_WEBSITE.jpg" />

Rising above the podium are 3 buildings—The Art Museum, the City Museum, and the OCI Factory Building, each with its own individual character in terms of formal gesture and materiality. The OCI Factory building maintains its original structure with an updated facade to become a multi-story gallery space, with a new level added at the top to host the Offices of the Art Museum and City Museum. The Art Museum steps as a traditional Ziggurat form to create various footprints, heights, and aperture locations, providing each level with the freedom to host a diverse range of exhibition types. The City Museum has an inverted Ziggurat form and is centered around an atrium space with gallery spaces that follow a historic timeline.

Our proposal for the Museumpark is an amalgamation of a new Art Museum and City Museum, a restored and updated OCI Factory Building, and repurposed Missionary Houses for cultural uses. The proposal also provides a wide range of creative indoor and outdoor exhibition spaces and public spaces with various programs. The project seeks to connect and bring Art and Culture to the surrounding community while celebrating the site’s unique industrial past.

	Kenektid Flagship Store, Seoul, South Korea
<img width="6437" height="6437" width_o="6437" height_o="6437" data-src="https://freight.cargo.site/t/original/i/2ef8845bb6dff6f0cc7d13b92c42cb0b0e387442ac51fb2a29fcca175890ab38/220502_Axonometric-1-02.jpg" data-mid="141490539" border="0" src="https://freight.cargo.site/w/1000/i/2ef8845bb6dff6f0cc7d13b92c42cb0b0e387442ac51fb2a29fcca175890ab38/220502_Axonometric-1-02.jpg" />

Other Projects designed Kenektid’s Flagship Store at Lotte Young Plaza in the Myeong-dong neighborhood, a prime shopping district in the heart of Seoul. Kenektid is a cultural organization with roots as an independent bookstore in Seoul and an art gallery in New York, with a mission to serve as a platform to connect creators, readers, and bookstores, as well as bridge the gap between analog media and digital technology—from independent books, films, and vinyl records, to experimental art and live stream podcasting. The new flagship store seeks to incorporate characteristics from its other stores, establish a marketplace and coworking space for individual creators, and provide a flexible space for hosting local community events, including an annual city-wide book fair in Korea and a pop-up gallery.&nbsp;

<img width="1080" height="1350" width_o="1080" height_o="1350" data-src="https://freight.cargo.site/t/original/i/728a16601201b23f89c6d38384f542e0b9eba72a7994fcf58ea94b59db67574e/kenektid_0.jpg" data-mid="145466606" border="0" src="https://freight.cargo.site/w/1000/i/728a16601201b23f89c6d38384f542e0b9eba72a7994fcf58ea94b59db67574e/kenektid_0.jpg" />

Occupying a former Sephora store, the Kenektid Flagship store includes a bookstore, publishing workshop, tribune seating, cafe, podcast station, DJ booth, and an art gallery. The store can be accessed via the storefront along Namdaemun-ro 7-gil or through the Lotte Young Plaza department store.

Inspired by the industrial character of Kenektid’s original stores in Seoul and New York City, the existing walls, ceilings, and mechanical systems in the space are intentionally left exposed and only lightly touched up with white paint. A continuous wooden element, clad in white oak wraps around the entire store to tie the different zones together, along with loose display units and chairs that can be reconfigured to host different events. Within the bookstore, the meandering wooden element acts as a wall, shelf, counter, display unit, and tribune seating. Extending into the cafe, the wooden element becomes a continuous bench. Within the cafe, the coffee bar, DJ booth, and gallery space feature a muted palette of white lacquered MDF panels and stainless steel countertops.

Cobalt Blue, the signature color of Kenektid’s brand identity, is selectively applied to different surfaces as an accent throughout the space. A linear lighting fixture highlights the proposed path and helps customers navigate between the different zones of the store. Kenektid’s Flagship Store at Lotte Young Plaza embodies the characteristics of its original locations in Seoul and New York. A continuous wooden ribbon wraps around the space to unify the different zones. Designed as a cultural hub, the Kenektid Flagship Store invites patrons to come read, write, publish, talk, gather, connect, and seeks to promote printed books as a cultural artifact.
